Phoenix real estate investor loans that work with the rent

You found a rental that pencils out, and you want financing that matches the property, not a pile of tax write-offs. I compare DSCR and conventional investment loans, run the numbers on the actual rent, and tell you plainly whether the loan works.

First question: will you live there?

Investing is supposed to build wealth. It's frustrating when your tax returns, full of legitimate write-offs, make a regular investment loan hard to get, or when a lender doesn't understand rentals.

So we start with one question: will you live in the home? A home you live in and a rental are different loans with different rules. If you'll live there, start on Buy a Home buy a home or Self-Employed. self-employed Keeping your current home as a rental? Tell me about both. move-up

Many investors look at DSCR loans because they're based on the property's rent instead of your tax returns. That can fit a rental. It isn't an option for a home you'll live in.

Program details are on DSCR Loans. DSCR loans You can test a property on the DSCR Calculator. DSCR calculator It's an estimate, not an approval. Each lender sets its own minimum.

DSCR, in plain English

DSCR stands for debt service coverage ratio. It compares the rent the property can bring in to the full monthly payment: principal, interest, property taxes, insurance, and any HOA. If the rent covers the payment by enough, the loan can work.

Different lenders want different ratios. Instead of printing one number here, I run your property against the lenders on my panel and show you which ones fit.

How you'll rent it matters. A 12-month lease is different from a short-term or vacation rental. Some lenders don't accept short-term rental income. Others do, with extra conditions. If you plan to list it as a vacation rental, tell me on our first call.

Arizona details that change the numbers

  • Property taxes: the tax on a listing is the seller's bill. Yours can be different after you buy. I'll estimate it before you write.
  • Insurance: older Phoenix homes can cost more to insure. I include it in the payment from the start.
  • HOA rental rules: some communities limit rentals. Check before we order an appraisal.
  • New builds: a vacant new home in the West Valley or Pinal County is a different conversation from a home with a tenant already in place. Builder delays and time to find a tenant both matter. new construction
  • Condos and multi-units: some condos work for DSCR and some don't. A fourplex is a different loan from a single-family rental. Tell me the unit count and whether you'll live in one of the units.

If the rent can't cover the payment at a ratio a lender will accept, DSCR isn't the right tool, no matter how much you love the kitchen.

Reserves, LLCs, and a clear answer

DSCR loans often come with a higher rate than a home you live in, savings you must have left after closing (called reserves), and sometimes a prepayment penalty, a fee if you pay off the loan early. I'll explain each part before you commit.

If the numbers only work with an optimistic rent estimate and no vacancy, I'll tell you before you write an offer. A clear no now costs far less than a property that can't carry itself. Buying in an LLC, or want one loan across several properties? Mention it on our first call.

DSCR is one path, not the only one. If a conventional investment loan or a jumbo loan fits better, I'll show you. conventional

Your plan: 1. Send the address, unit mix, lease or rent estimate, and any HOA. 2. I run the numbers across my lender panel and compare your options. 3. We close on time.

Picture it: a rental that carries itself, financing you understand, and a broker you can call for the next one.

Questions Arizona investors ask before they make an offer

What is a DSCR loan?
A DSCR loan is a rental property loan based on the property's rent compared to its monthly payment, instead of your personal income. Lenders still check your credit, savings, and the property. Each lender sets its own minimum ratio. Read DSCR Loans and try the DSCR Calculator.
Can I use a DSCR loan on a house I'll live in?
No. DSCR loans are for rental properties only. If you'll live in the home, we use a loan built for that.
Do I need tax returns for a DSCR loan?
Often not, since the loan is based on the property's rent. You'll still provide plenty of paperwork: property details, bank statements, and LLC documents if you're buying in a business name.
Does short-term rental income count?
Sometimes. Some lenders accept it with extra conditions, and many prefer a standard 12-month lease. Tell me how you plan to rent the property and I'll find lenders that fit.
Who can help me finance a rental property in Phoenix?
Paige Martinez (NMLS #214634), a mortgage broker at Home Loans by Paige in Phoenix. She compares DSCR and conventional investment loans across a panel of 20+ lenders and tells you plainly whether the rent supports the loan.
Is this investment advice?
No. I help with mortgages. I don't advise on which properties or markets to buy or how much to borrow. I tell you whether a loan can be built on the numbers you bring. The investment decision is yours.
