Who I Help · Need Cash to Close

Need help with cash to close in Arizona?

You can handle the monthly payment. It's the upfront cash that's holding you back. Arizona has programs that can help, and each one has its own rules. I'll show you which ones fit your home and your household, and compare them side by side with a loan that has no assistance at all.

How down payment help works

If saving for the down payment and closing costs is the reason you haven't made an offer, you're not alone. It's frustrating to pay rent close to a mortgage payment and still feel stuck.

Here's how most help works. You get a regular first mortgage, often FHA or conventional, and the help sits behind it. Many programs are a second loan, sometimes forgiven over time if you stay in the home. Some must be repaid if you sell or refinance early. Most require you to live in the home, and many ask for a homebuyer education class.

That extra layer adds paperwork and time. So I compare three paths: the loan with assistance, with a family gift instead, and with no help at all. You see the cash to close and monthly payment for each. Then you choose. down payment assistance

HOME Plus: help across Arizona

HOME Plus is the statewide program I talk about most, especially when a home is outside Phoenix city limits. Statewide doesn't mean every home works. Income limits, price limits, and property rules still apply, and the first mortgage still has to be approved. If the program changes or pauses, I'll tell you what's open instead.

I'm licensed in Arizona only, so these programs are for Arizona homes.

Home in Five: Maricopa County

Home in Five serves Maricopa County, not the whole state. I confirm the current service area when we talk. Like most programs, it has income limits, an education step, and its own rules for repayment or forgiveness.

If the help would make your payment higher than a gift from family would, it isn't really helping. I'll run that comparison on your real numbers. And if a seller worries about assistance timelines, I'll help your agent write an offer that's clear about the extra steps.

Phoenix Open Doors: inside Phoenix city limits only

Open Doors is the City of Phoenix's program. The home has to sit inside Phoenix city limits. A Phoenix mailing address isn't enough. Parts of the metro that feel like Phoenix are actually Glendale, Scottsdale, or unincorporated county. I check the boundary before you write.

Open Doors includes homebuyer education and counseling, and funding can open and close during the year. I check whether it's open before we plan around it. Phoenix mortgage

Good to know: some help is called a "grant" in a brochure and works like a second loan in the closing papers. We read the current program terms together before you commit.

When a gift or no assistance is the better path

Down payment help isn't always the right tool. I'll tell you plainly when your income or the price is over the limit, you won't live in the home, the class can't be done before your contract dates, a family gift does the job with a simpler loan, or the seller won't accept the timeline and you'd risk your earnest money (the deposit that goes with your offer).

Condos, manufactured homes, and new construction need extra checks, so tell me the property type early. The tax on a listing is the seller's bill. Yours can be different after you buy, so I'll estimate it before you write.

Your plan: 1. Tell me your goal and your household. 2. I compare your options side by side. 3. We close on time, and you know what to expect on closing day.

Picture it: the cash question is answered, your payment fits, and you're signing for a home of your own instead of another lease.

Questions buyers ask about help with cash to close

Is Arizona down payment assistance a grant?
Usually not in the way people expect. Some help is described as a grant, but many programs are a second loan with repayment or forgiveness rules. We read the current terms for the program that fits you before you commit.
What is the difference between HOME Plus, Home in Five, and Phoenix Open Doors?
Where the home is. HOME Plus works statewide. Home in Five serves Maricopa County. Phoenix Open Doors is only for homes inside Phoenix city limits. Each has its own income, price, education, and occupancy rules, and those rules change, so I check before you write an offer.
Do I have to be a first-time buyer to get help?
Often, but not always. Many programs are aimed at first-time buyers, which usually means you haven't owned a home you lived in recently. Some programs differ. Tell me if you've ever been on a deed.
Will assistance make my offer weaker?
It can, if the extra steps worry a seller. It can also be the only way to cover your cash to close. I help you write an offer that's clear about the timeline, or choose a path without assistance if that gets you the home.
Who can help me compare Arizona down payment programs?
Paige Martinez (NMLS #214634), a mortgage broker in Phoenix, compares down payment help side by side with a gift and with a loan that has no assistance. She checks which programs are open before you write an offer.
