A Peoria AZ mortgage broker who reads the HOA packet

In Peoria's master-planned communities, the HOA can shape your loan as much as your credit does. I'm Paige Martinez, a Phoenix mortgage broker. I review the HOA, the solar, and your real monthly payment before you write, so the price that looks good on paper also works in real life.

Northwest Valley. HOA country.

Along Lake Pleasant Parkway, the 101, and out toward Vistancia, many Peoria homes sit in planned communities with an HOA. The HOA documents often show up before the upgrades do, and they matter just as much.

You handle the commute math. I'll handle the payment math. Together, we'll see the full picture.

I work with Peoria buyers from my office at 3420 E. Shea Blvd in Phoenix. That's a real drive at 5 p.m., so we usually start with a phone or video call.

The HOA packet: what I read and why

Many Peoria buyers think the rate is the hard part. Often, it's the HOA. Two communities can look the same from the street, and one can still cause problems for a loan.

Here's what I review:

  • The HOA questionnaire, a form the HOA fills out for the lender (mostly for condos and some townhomes)
  • The budget, including reserves and any planned special assessments
  • Pending lawsuits involving the HOA
  • Amenity costs. Gates, pools, and clubhouses all live in the budget, and the budget lives in your payment.

Send me the HOA name with the listing. I can pre-approve you. I can't approve a community I haven't seen. If the management company is slow, your agent and I should know before you waive any review periods.

"Low HOA" in the marketing doesn't go on your Loan Estimate, the official cost sheet from the lender. The real number does.

Solar leases and new-phase extras

Newer Peoria phases often come with solar panels, landscaping packages, and HOA start-up fees. Each one can change your loan.

  • Leased solar is a separate contract with a monthly payment. The lender will need the paperwork, and the lease may need to transfer to you. Send it early.
  • Owned solar may still have a loan tied to it that needs to be paid off or handled at closing.
  • Upgrades and options change the loan amount.
  • Start-up fees and landscaping change your cash to close.

Solar paperwork can hold up a closing faster than a credit score.

Down payment help in Peoria

Peoria is in Maricopa County, so Maricopa County's Home in Five program and the statewide HOME Plus program may be options. Phoenix's Open Doors program is not. It's only for homes inside Phoenix city limits.

Down payment help is worth a look when a standard FHA or conventional loan still leaves you short on cash to close. It's not always the cheaper path. Some programs can cost more over time than the help they give, and most add steps, like a homebuyer class. I compare the loan with assistance against the same loan without it, so you can choose with real numbers. Arizona down payment assistance

Payment versus commute: run both numbers

Peoria prices can look friendlier than central Phoenix or Scottsdale. Sometimes the HOA, a second car, and a long drive add the savings right back.

I'll run your full housing payment with taxes, insurance, and HOA. The calculator estimates the mortgage. It doesn't count gas or time in traffic. Before you decide, drive the commute at the hour you'd actually drive it.

Working in the East Valley? A Peoria home with a Chandler job can work. I just want you to choose it with clear eyes.

A few Peoria details to check early:

  • Insurance. Homes near Lake Pleasant or on hillside lots can have different insurance costs. Get a quote before you write.
  • Property taxes. The tax on the listing is the seller's bill. I'll estimate yours.

Peoria, Glendale, Surprise, or Phoenix?

Buyers often compare Peoria with Glendale for older homes or VA questions near Luke, with Surprise for newer homes farther west, and with Phoenix when the job is close to Shea. I find the loan that fits the home. You choose the city that fits your life.

Peoria mortgage questions

Do I have to wait for the HOA questionnaire before I write an offer?
No, you can write an offer first. But I can't fully clear a condo or some townhome loans until the HOA returns its questionnaire. If the community is a risk, we want to know before you give up any review period. Send me the HOA name with the listing.
Is a home in Peoria cheaper if I work in Phoenix?
Sometimes the price is lower, but HOA dues, insurance, and commuting costs can close the gap. I'll run your housing payment. Drive the commute at rush hour before you decide.
Does a solar lease affect my Peoria mortgage?
Yes, it can. A leased system has its own monthly payment and contract, and the lender will review it. Send the solar paperwork as soon as you have it so it doesn't hold up closing.
Do you have an office in the northwest Valley?
No. Paige Martinez (NMLS #214634), a mortgage broker and licensed loan originator, works from the Home Loans by Paige office at 3420 E. Shea Blvd, Suite 200, in Phoenix. She helps Peoria buyers by phone, text, and video, and reviews the HOA and solar documents up front so they don't hold up closing day.
