A Tucson mortgage broker with a statewide license and a local team
Yes, I close Tucson loans. I'm Paige Martinez (NMLS #214634), a mortgage broker and Arizona-licensed loan originator based in Phoenix. I shop lenders for Tucson buyers and homeowners, work with Pima County appraisers, inspectors, and title, and stay your one point of contact from the first call to closing day.
Tucson is its own market. I treat it that way.
Tucson isn't a Phoenix suburb. It's a different county, with its own appraisers, its own insurance questions, and its own down payment programs. Midtown bungalows, foothills homes on wells, and newer neighborhoods on the southeast side each need a different look at the loan.
I'm upfront about how I work: my office is in Phoenix, about two hours up I-10. We start on the phone or video. The people who need to see the house in person, the appraiser, the inspector, and title, are local to Pima County. If the loan needs me there in person, I make the drive.

Estimate your payment on the calculator, then swap in a real Tucson insurance quote. A Phoenix estimate is the wrong starting point here. It's an estimate, not a quote. Then call me with the monthly number you're comfortable with.
The foothills, Oro Valley, and homes on wells
Catalina Foothills: much of the foothills is unincorporated Pima County, not the City of Tucson. The views are the reason you're buying. Access is the question I ask first: steep driveways, wash crossings, and gates all matter to the appraiser, the inspector, and the insurance company. Some streets are easy. Some become a monsoon conversation.
Wells and septic: these show up more in the foothills and on the edges of town. If the water isn't city water, tell me in our first call. A home on a well can be a perfectly good loan. It just adds a well test, a little more time, and a lender who's comfortable with it.
Oro Valley, Marana, and other nearby towns: they're separate from Tucson, with their own taxes and HOA habits. Tell me the exact town on the listing so the loan, the taxes, and any assistance program match the address.
HOA rules: hillside and desert communities can have rules about brush clearing and landscaping. Send the HOA documents early. I'd rather spot a requirement in the rules than find it as a surprise lender requirement later.
How a Tucson loan works with a Phoenix broker
Most of a mortgage happens on the phone, by email, and through a secure portal anyway. Here's what that looks like for you:
- We start with a call. You tell me your goal, your timing, and the monthly payment you want. No paperwork to start.
- I shop lenders and build your plan. You see your real options side by side: rate, fees, cash to close, and monthly payment.
- Local pros handle the property. Pima County appraisers, inspectors, and title. I coordinate them and keep you and your agent updated.
- You close on time. I track every document and deadline through closing day.
Where delays come from in Tucson isn't distance. It's a well test, a septic report, a tricky foothills driveway, or an HOA that's slow to send documents. I'll tell you which one we're dealing with and what we're doing about it.
Listing agent unsure about a Phoenix broker? They're welcome to look me up (NMLS #214634; Home Loans by Paige, LLC NMLS #1913067) or call me directly.
Roofs, insurance, and monsoon season
Tucson's older homes often have foam roofs, evaporative coolers, and a monsoon claim history that a Phoenix buyer may not expect. Hail and monsoon wind are part of life in Pima County, and past claims can change what an insurer will offer.
I'm not an insurance agent. But your payment isn't real until the insurance quote is in it. Get a Tucson quote before you write an offer.
Buying near the University of Arizona? If you're buying a home for a student, it may be a second home or an investment property, not your primary residence. That changes the loan, so tell me the plan up front. Investors may be a fit for a DSCR loan, which looks at the rent instead of your income. DSCR loans
Served in the military? Many Tucson buyers, including families connected to Davis-Monthan Air Force Base, use VA loans. If you're eligible, we compare VA first. VA loans
Down payment help and timing in Pima County
Pima Tucson Homebuyer's Solution is a local program for homes in Pima County, including the City of Tucson. It offers a 0% second loan toward your down payment and closing costs that can be forgiven over time, and it requires a homebuyer education class. Amounts, income limits, and funding change, so I check what's open before we plan around it.
HOME Plus is Arizona's statewide program and can also work in Pima County. Phoenix Open Doors and Home in Five Advantage do not. If someone sent you a Phoenix flyer, keep the question and toss the flyer. I'll match your Tucson address to the programs that can fund it. down payment assistance
Plan some cushion into your timeline. Appraisals can take longer during monsoon season or on unique foothills lots without many similar sales nearby. A seller who wants a very quick closing on a home with a well and septic is asking a lot. I'll tell you that early.
Rural edges of Pima County may show up on the USDA eligibility map. Midtown usually doesn't, even on a big lot. The map decides, so we check your address together. USDA loans
Property taxes: the listing shows the seller's bill. I'll estimate yours from the Pima County assessor before you write.
Your next step: Call or text (602) 448-4470 with the address, whether the home is on city water or a well, and your timing. When you're ready, start your secure application. apply
