Your Arizona Mortgage Pre-Approval Checklist

Getting pre-approved starts with a short stack of documents: ID, income, bank statements, and a credit review. Gather the basics below and I'll tell you if your situation needs anything else.

What to gather before we talk numbers

A documented pre-approval is more than a guess. It's your identity, income, savings, and credit, all matching your story. That's why sellers take it seriously. My Arizona Home Loan Quick Start list is short on purpose, and some situations add a few items:

  • Self-employed? You may need more years of tax returns, K-1s (a tax form for business owners), or a bank-statement loan. self-employed loans
  • Buying a condo? The lender will review documents from the HOA.
  • Veteran? We'll talk about your Certificate of Eligibility. for veterans
  • First-time buyer? Gift letters and the timing of your earnest money (the deposit that goes with your offer) matter as much as your pay stub. first-time home buyer
  • Not sure which loan program fits? Start with the loan types page. loan types

A few tips that save time:

  • Send clear scans or portal uploads, not screenshots of screenshots.
  • The name on your documents should match your ID. If your paycheck uses a nickname, tell me early.
  • If a large deposit is a gift, let's talk about the gift letter before the money lands. After it lands, we'll still need to explain where it came from.

Your checklist, item by item

  • Photo ID. A government-issued ID. Two last names or a recent marriage? Bring what your Social Security record and your bank actually use.
  • Recent pay stubs. Your most recent pay period, complete and readable, so your current pay is clear.
  • W-2s or 1099s. W-2 employees and 1099 contractors show income differently. Bring the tax forms you file with the IRS.
  • Bank statements. For the accounts that will cover your earnest money, down payment, closing costs, and reserves (savings left over after closing) if your program asks for them.
  • Gift details. If a parent or someone else is helping with the down payment, the gift needs paperwork. I'll walk you through the letter and records your program asks for.
  • Credit review. With your OK, I check your credit to see your scores and debts the way a lender will. Authorized user cards, student loans, and home equity lines all count, sometimes in ways people forget.
  • Tax returns, if needed. Self-employed, commissioned, and rental income usually call for returns, and some programs ask for them too. I'll tell you if that's you.
  • Current loan details, if you're refinancing. Your loan servicer, approximate balance, remaining term, and your goal: lower rate, lower payment, cash out, or paying off debt. refinance

Protect your pre-approval. Please text me before you open new credit, move large deposits, or change jobs. Car loans, store credit cards, buy now pay later plans, cash deposits, stock sales, pay changes, and gaps in work are how Arizona closings slip. While the lender is reviewing your loan (called underwriting), none of those are small errands.

A few things to know

This is a planning list, not a pre-approval. Your situation may need a few more items, and I'll tell you which ones. A calculator result is an estimate. payment calculator A pre-approval is a documented package, and Phoenix sellers notice the difference.

A few don'ts while your loan is in process:

  • Don't try to fix your credit on your own based on a blog post. Ask me first.
  • Don't move cash into your account without a paper trail.
  • Don't switch jobs close to closing day, even for an exciting offer, without texting me first.

Questions about the checklist

How do I get pre-approved with a Phoenix mortgage broker?
Gather the documents on this checklist, then call or text Paige Martinez at (602) 448-4470. Paige is a Phoenix mortgage broker and licensed loan originator (NMLS #214634). With your OK, she reviews your credit, income, and assets and issues a written pre-approval when your documents support one. If you already have a letter from someone else, bring it for a second opinion.
Can I get pre-approved with only a pay stub?
A pay stub is enough to start the conversation. A pre-approval that a listing agent will respect usually needs your ID, income documents, bank statements, and a credit review.
What if part of my down payment is a gift?
Tell me before the money moves if you can. Gift funds need a gift letter and a clear record of where the money came from. A surprise large deposit is one of the fastest ways to slow down underwriting.
I'm refinancing. Do I still need all of this?
In most cases, yes. You'll still need ID, income, and bank statements, plus details on the loan you have now. Cash-out and rate-and-term refinances can ask for different documents, so bring your current loan details even if you think I can look them up.
Should I pay off cards or open a new card before we start?
Check with me first. Paying off a card can help, or it can leave you short on cash to close. Opening a new card is new credit. Text me before you do either.
