A Chandler mortgage broker for your next move

Many Chandler buyers are making a move: a new job on the Price Road corridor, a transfer, or a family that outgrew its first home. I'm Paige Martinez, a Phoenix mortgage broker. I help you document your income the way lenders count it, so your offer is built on income a lender will actually use.

A great salary still needs the right paperwork

Chandler's job base runs along Price Road and the 101 and 202 freeways, including Intel's Chandler campus and many other large employers. Buyers here often have strong income with a few moving parts: a new offer letter, a bonus, stock awards, or relocation pay.

Lenders count income they can document and expect to continue. Before you write, I'll show you what I can count today. An offer letter isn't a paystub yet, and a bonus isn't base pay.

Buy a home · Loan options

The buyers I talk to in Chandler are often leaving a rental in Tempe or a first home in Mesa. Something changed: a start date, a transfer, a second income, or another child. That usually makes it a paperwork question before it's a rate question.

I work with Chandler buyers from my office at 3420 E. Shea Blvd in Phoenix, by phone, text, and video. You don't need to commute to Shea to get started.

Estimate your payment on the calculator with HOA included, then send me the listing and your offer letter if you have one. If the price pushes your loan toward the conforming loan limit (the cap for standard loans, $832,750 for 2026), we'll compare conventional and jumbo side by side. jumbo loans

Moving up in Chandler while you own your first home

Price Road, Chandler Boulevard, Ray Road, and the freeway interchanges are full of "we outgrew the townhome" moves. The homes here are newer than central Mesa and closer together than south Gilbert. HOAs are common. So are solar leases.

If you're selling your current home, I need both timelines. We plan your Chandler closing around your sale, not around a guess.

Keeping your first home as a rental? That's a different plan. Your current mortgage payment usually stays in the math, unless the rent can be documented to offset it. Sometimes keeping it works. Sometimes selling is the smarter move. I'll run both versions so you can choose with real numbers. move-up buyers

Relocation pay, signing bonuses, and housing stipends show up a lot on this corridor. Some count as income. Many are one-time payments that lenders treat as cash, not income. Send me the relocation letter itself, not a summary in a text, and I'll tell you how it reads.

Bonus, stock, and new-job income, in plain English

Here's how lenders tend to look at the income types I see most in Chandler:

  • Base salary (W-2). The simplest. Recent paystubs and W-2s.
  • Bonus and overtime. Usually needs a track record, and lenders often average it over time.
  • Stock awards (RSUs and ESPP). Stock that has vested and been paid to you may count, with a history and statements. Stock that hasn't vested yet usually doesn't count as income.
  • A new job. Some lenders want your first paystub before closing. Others can close on a signed offer letter with conditions and extra savings in reserve.

Every lender handles these a little differently. That's exactly why I compare lenders instead of sending you to one bank.

If you plan to sell stock for your down payment, tell me early. Trading windows and tax withholding can affect timing, and the funds need to land in your account well before closing day.

Working as a contractor through your own LLC? That's a different path. Lenders look at your tax returns or business bank statements instead of paystubs. self-employed loans

Chandler condos, patio homes, and new builds

Downtown Chandler and the area near Chandler Fashion Center have condos and loft-style buildings. With a condo, the lender reviews the building as well as you: the HOA's budget, insurance, rental mix, and any lawsuits. A patio home in Ocotillo is often a PUD, short for planned unit development, where you own the land under your home. That usually means a simpler review.

Gated or not, those are two different products. Send me the HOA name with the listing and I'll tell you which one you're looking at.

Chandler down payment help. The City of Chandler partners with Newtown Community Development Corporation on a First-Time Homebuyer's Program for households earning under 80% of the area median income. It uses a community land trust: you buy the home, and the land stays in a trust, which lowers the price. It comes with homebuyer education and resale rules, so it's a fit for some buyers and not others. Maricopa County's Home in Five and the statewide HOME Plus program may also be options. Timing your Chandler closing around a start date

Start dates don't wait for appraisals. If your lender needs your first paystub, we set the closing date after it on purpose. If the seller can't wait, we pick a lender that can work from your offer letter, or we wait for a better fit. I'd rather help you find another house than close a loan on income we can't document.

Bonus and stock dates matter too. Stock that vests next March can't help a February closing unless the money is already in your account.

The tax on the listing is the seller's bill. I'll estimate your Arizona property taxes before you write.

Good to know for Chandler: Send the offer letter, your vesting schedule, and the HOA name with the listing. A lot of Chandler buyers can afford the home on paper. My job is matching you with a lender that reads your paperwork the same way.

Chandler mortgage questions

Can I buy a home before my new Chandler job starts?
Sometimes. Some lenders will close using a signed offer letter, often with extra savings in reserve. Others require your first paystub. Send me the letter and I'll tell you which lenders fit your timing.
Do RSUs count as income for a mortgage?
Vested stock that you've received over time may count, with statements and tax returns to show it. Unvested grants and one-time awards usually don't. I review your vesting schedule and history and tell you what a lender is likely to use.
Are Chandler condos easier to finance than Tempe condos?
Not automatically. Every condo gets a building review. The HOA's budget, insurance, rental mix, and any lawsuits decide it, not the city.
Does Chandler have a first-time homebuyer program?
Yes. The City of Chandler works with Newtown CDC on a community land trust program for households under 80% of the area median income. You buy the home and lease the land, which lowers the price. I check current availability and compare it with your other options.
