A Goodyear, AZ mortgage broker who runs the whole payment
Goodyear can offer more house for the money, if the full payment and the commute still work. I'm Paige Martinez (NMLS #214634), a Phoenix mortgage broker and loan originator licensed across Arizona. I shop lenders for Goodyear buyers and homeowners and show you the real monthly number, HOA included, before you commit.
Goodyear is several markets in one city.
Estrella Mountain Ranch, Palm Valley, the streets around Goodyear Ballpark, and the older neighborhoods near the original town center share a city name and not much else. A master-planned home with mountain views, a golf community home, and an older house south of I-10 each need a different look at the loan.
Tell me which Goodyear you're shopping. I'll tell you what the loan needs to see.

My office is on Shea Blvd in Phoenix, and that's a real drive at 5 p.m. So most Goodyear clients start with a phone or video call. Your appraiser, title company, and inspector are local. Your questions come to me.
Estimate your payment on the calculator with HOA dues included. In Goodyear's master-planned communities, HOA is not a line you can skip. It's an estimate, not a quote. Then call me with the payment you're comfortable with.
Down payment help: Phoenix Open Doors only covers homes inside Phoenix city limits, so it doesn't apply in Goodyear. Home in Five Advantage (Maricopa County) and HOME Plus (statewide) can. I check what's open and whether your address and income fit. Thinking about a USDA loan on the edge of town? The USDA eligibility map decides, not how open the land looks. I check the address with you. down payment assistance
What I watch for across Goodyear
Estrella Mountain Ranch: a master-planned community with trails, lakes, golf, HOA dues, and views of the Estrella Mountains. Most homes appraise against recent sales inside the community. View lots and custom homes may not have many close matches, so I plan extra time for the appraisal.
Palm Valley and the Litchfield Road area: established golf and planned communities, with HOA dues and landscaping costs that can surprise you. If you're buying near the ballpark as a rental, that's a different loan than buying a home you'll live in. Let's start with how you'll use it.
Older streets near the original town center: smaller, older homes where the roof, the AC, and any additions matter. FHA looks closely at condition. Conventional usually looks less at it. I'll walk the listing with you before you pay for an inspection. FHA loans
New construction: builders here still offer preferred lenders and incentives. Get the offer in writing, and I'll compare it side by side with a loan I shop. Send the builder's options sheet, because upgrades, landscaping packages, and HOA start-up fees all change your cash to close. new construction
A lower price versus a longer commute
People shop Goodyear because the list prices can look kinder than central Phoenix or Scottsdale. Sometimes they are. Sometimes HOA dues, a second car, and a long drive give the savings back.
I'll run your full housing payment: principal, interest, taxes, insurance, and HOA. You know your drive. If one of you works in the East Valley, say so early, and try the commute at the hour you'd really drive it. A home that fits your budget and your week is the goal.
Served in the military? Luke Air Force Base is nearby, and many West Valley buyers use VA loans. We compare VA first when you're eligible. Send your Certificate of Eligibility (COE) if you have it, or I can help you request it. VA loans

Refinancing in Goodyear? It has to beat the loan you have.
West Valley homeowners refinance for the usual reasons: a lower payment, a shorter term, or cash out for a pool, a remodel, or paying off higher-interest debt. A refinance only makes sense when it beats the loan you already have.
I start with the breakeven: how many months it takes for the monthly savings to cover the cost of the refinance. If you'll move before then, it may not be worth it. If staying put is the smarter move, I'll tell you.
A few Goodyear details to send early:
- Pools, solar, and RV parking. These can affect insurance, title, and the appraisal.
- Home value. A higher value on a website isn't the same as an appraisal. Master-planned homes tend to appraise steadily. Custom view lots can vary more.
- Your current loan statement. That's how we compare your real numbers.
Your next step: Call or text (602) 448-4470 with the community name, your commute, and, for a refinance, your current loan statement. When you're ready, start your secure application. apply
