Who I Help · Buyers and Homeowners Across Arizona
Who Home Loans by Paige helps
I help Arizona buyers and homeowners at every stage: first homes, next homes, veterans, business owners, homeowners, and investors. You don't need to know the loan program. Pick the situation that sounds most like yours, and I'll take it from there.
Start with your story, not a loan program
I'm Paige Martinez, a mortgage broker in Phoenix, licensed across Arizona. Most people come to me with a goal and a worry, not a program name. That's the right place to start. I shop my lender panel, explain your choices in plain English, and stay with you to closing day, by phone, text, video, or at my office on Shea Blvd.
Already holding a quote? Bring it. If it's the better deal, I'll tell you to keep it. second opinion

What happens on our first call
It's a conversation, not an application. No paperwork to start.
- Tell me your goal. Buying, refinancing, or a rental. Where, whether you'll live there, and a rough idea of income and savings.
- Get your plan. I tell you which loan types make sense and what to gather next. If something doesn't fit, you'll hear it on that call, along with what would.
- Move forward with confidence. When you're ready, I review your documents and write a pre-approval you can stand behind.
A conversation is not an approval, but it's the right place to start. Want to prepare? Grab the Pre-Approval Checklist pre-approval checklist or set a budget on How Much House Can I Afford. how much house can I afford
More than one of these sounds like you?
That's common. Start with the one that changes the loan the most. Served in the military? Start with Veterans. Won't live in the home? Start with Investors. Buying from a builder? Start with New Construction. Then call or text (602) 448-4470 and we'll sort out the rest together. Already under contract? Call first.

Start hereHow a first call with me actually goes
You tell me the occupancy, the city or the address, and whether you are buying, refinancing, or looking at a rental. I tell you which program family is even in play. Conventional, FHA, VA, USDA, jumbo, DSCR, self-employed documentation, reverse, and Arizona down payment help are the tools I originate. If the facts do not fit a tool, I say so on that call.
A prequalification is an estimate from what you tell me. A pre-approval is income, assets, and credit on paper. Phoenix listing agents can tell the difference. I write the letter when the documents support one. Use the pre-approval checklist so we are not hunting PDFs for an hour. The calculator is an estimate. It is not a Loan Estimate.
After an Arizona purchase, property tax is often based on a new limited property value, not the bill the seller paid last year. Confirm the county assessor. I will not treat the seller's tax line as your payment. If you want a budget first, use how much house can I afford, then call me with the monthly number that still lets you live.
If two situations apply
Start with the fact that changes the program. VA eligibility beats a civilian first-time path. A rental occupancy beats a primary-residence guess. A builder contract beats a resale letter that cannot survive a completion date. Then we still need documents. Loan types is the program compare once occupancy is named.
I will not invent a rate, an APR, or an approval. I will not promise a close date. I will not treat a situation page as a testimonial. Your paystub, tax return, Certificate of Eligibility, gift letter, and occupancy still have to be true. If you served, tell me on the first call. If the house is a rental, say rental. If you will live there, say that.
Arizona is the license. The office is 3420 E. Shea Blvd Suite 200, Phoenix, AZ 85028. Apply in LendingPad when you are ready to send documents, or book a time if you want a calendar slot. Call or text first if the house is already in contract. paige@homeloansbypaige.com works when a PDF is easier than a phone call. If you want to know who is originating the loan, that is me. The team page is the person. Statewide context sits on Arizona home loans. Phoenix-specific purchase talk sits on Phoenix mortgage.
