Queen Creek · Maricopa and Pinal counties
A Queen Creek mortgage broker who checks the county first
Queen Creek sits in two counties, Maricopa and Pinal. Which side your home is on can change your property taxes and your down payment help. I'm Paige Martinez, a Phoenix mortgage broker. I check the county, the septic, and the builder's offer before you write, so you know what you're working with.
Southeast Valley. Two counties. One town name.
The Town of Queen Creek crosses the line between Maricopa and Pinal counties. Two homes a few miles apart can have different tax bills and different down payment programs. Septic systems and new construction are common here too.
Send me the address, and I'll tell you which county it's in and what that means for your loan.

I work with Queen Creek buyers from my office at 3420 E. Shea Blvd in Phoenix, by phone, text, and video. You don't need to drive to the 85028 to get started. I do need the county on day one.

One limit that doesn't change at the line: for 2026, the FHA loan limit for a one-unit home is $557,750 in both Maricopa and Pinal counties. FHA loans
Septic, wells, and bigger lots
You'll see more septic systems in Queen Creek than in a Gilbert or Chandler tract. A septic home can be a perfectly good fit for a conventional loan. It just needs a little more planning.
On our first call, tell me:
- Is the water from the town or a well?
- Is the waste going to sewer or septic?
- What else is on the lot? Barns, casitas, horse setups, or other buildings.
Lenders and title companies ask about septic, and inspectors need time. I'd rather book the septic inspection early than find it on a list of loan conditions the week you hoped to close.
Buildings without permits can slow an appraisal, and a one-of-a-kind property may have fewer comparable sales, so I plan extra time.
New construction in Queen Creek
New communities keep opening across Queen Creek. If you're building, a few things matter most:
- Spec home or to-be-built? A finished spec home closes on a normal timeline. A to-be-built home depends on the builder's schedule, which can move.
- Your rate lock. I plan it around the builder's real completion date.
- The builder's lender offer. Get the incentive in writing and I'll compare it with a loan I shop for you, using the same down payment.
- Upgrades, solar, and landscaping packages. They change your loan amount or your cash to close, so send me the sheet.
The property tax on a builder worksheet is only an estimate. I'll check it against the county so your payment plan holds up after the first year. new construction
Maricopa or Pinal: why the county matters
The county, not the town name, decides some important parts of your purchase:
- Property taxes. Each county has its own assessor and its own tax rates.
- Down payment help. Maricopa County's Home in Five program is for homes in Maricopa County. A Queen Creek home on the Pinal side isn't eligible for it, even if it looks just like the house down the road. The statewide HOME Plus program covers both counties.
- Recording and title. Each county handles its own records, and your title company will work with the right one.
Touring both sides of the line? Tell me, and we'll plan for each county separately. Arizona down payment assistance
Is Queen Creek eligible for a USDA loan?
Some edges of the Queen Creek area may be. USDA home loans are for homes in eligible rural areas, and for households under USDA's income limits. Two things decide it:
- The address has to be inside an eligible area on USDA's current map.
- Your household income has to be within the limit for the area.
A street next to farmland can still fall outside the map. I don't guess based on how rural the drive feels. I check the current map for the exact address, then your income. If either one doesn't fit, we move on to the next option that fits, often FHA or conventional. USDA loans
Queen Creek, Gilbert, Mesa, or Chandler?
Buyers often compare Queen Creek with Gilbert for family neighborhoods, with Mesa for a lower payment, and with Chandler when the job is on Price Road. I'll run your payment for each with HOA and taxes included. You decide how far southeast you want to be.

Good to know for Queen Creek: Send the county with the listing. Septic, new construction, and USDA are three different plans that happen to share a town name.
