Who it fits

Buyers with a smaller down payment, credit that's still building, or a past credit bump. The home has to be where you'll live.

How it works

The FHA insures the loan, which lets lenders offer more flexible guidelines. You still document your income and assets, and the home has to meet FHA property standards.

What it costs

FHA mortgage insurance, called MIP. I'll show you what it adds to your payment and compare it to conventional mortgage insurance on your numbers.

Why so many first-time buyers start with FHA

You've paid rent on time for years, but saving 20% down feels impossible. Or a medical bill or a rough year left a mark on your credit. That shouldn't keep you out of a home.

FHA was built for buyers like you:

A down payment as low as 3.5%

Credit guidelines that can be more flexible than conventional

Gift funds from family allowed for the down payment

Sellers can help with closing costs, up to 6% of the sales price

FHA is a great tool. It isn't the only one. Some buyers save more with conventional, VA, or down payment assistance. My job is to show you which path costs you less. Then you choose.

FHA mortgage insurance, in plain English

Every FHA loan has mortgage insurance, called MIP. It comes in two parts:

Upfront premium: 1.75% of the loan amount, usually added into the loan instead of paid in cash.

Annual premium: paid as part of your monthly payment.

How long you pay the monthly premium depends on your down payment. Put down less than 10% and it stays for the life of the loan. Put down 10% or more and it ends after 11 years.

That can sound like a lot. Here's the trade-off: MIP is what makes the low down payment possible. Many buyers use FHA to get into a home now, build equity, and refinance later if rates and their home's value support it. I'll show you both paths on your real numbers before you decide.

Condos, manufactured homes, and the home itself

FHA looks at the property as closely as it looks at you. Here's what to know before you write an offer.

Condos: The complex needs FHA approval, or the unit needs a single-unit approval. Send me the complex name before you write the offer and I'll check.

Manufactured homes: These can be eligible when the foundation, land ownership, and age requirements line up. I'll need the HUD labels and whether the home sits on land you'll own.

The appraisal: FHA appraisers check that the home is safe and sound. Peeling paint on an older home, systems that don't work, or an unpermitted addition can slow a closing. I flag these early so they don't surprise you.

2026 FHA loan limits in Arizona

For 2026, the FHA loan limit for a one-unit home in Maricopa and Pinal counties is $557,750. Limits vary by county and update every year.

If the home you love is priced above the limit, we'll look at conventional or jumbo financing instead. Either way, you'll know before you write the offer.

FHA FAQ

Is FHA only for first-time buyers?
No. Any buyer can use FHA for a home they'll live in. First-time buyers hear about it most because the down payment can be smaller.
How much do I need for a down payment on an FHA loan?
As little as 3.5% of the purchase price with a credit score of 580 or higher. With a score from 500 to 579, FHA requires 10% down. Some lenders set higher minimums, which is one reason I shop several.
Can a family member help with my down payment?
Yes. FHA allows gift funds from family and certain other sources. The gift needs a signed gift letter and a clear paper trail, so tell me early and I'll walk you through it.
What is FHA mortgage insurance (MIP)?
MIP is the mortgage insurance on every FHA loan. You pay 1.75% upfront, usually added to the loan, plus an annual premium split into your monthly payments. With less than 10% down, the monthly premium lasts for the life of the loan.
What is the FHA loan limit in Maricopa County for 2026?
$557,750 for a one-unit home. Pinal County has the same limit. Limits in other Arizona counties can differ.
Can I use FHA for a condo or manufactured home in Arizona?
Sometimes. Condos need FHA project approval or a single-unit approval. Manufactured homes need the foundation, land, and age rules to line up. Send me the address first and I'll check.
FHA or conventional: which is better for me?
It depends on your credit, your down payment, and how long you plan to keep the loan. I run both side by side on your numbers so you can see which costs less.
Should I use a mortgage broker or a bank for an FHA loan?
A bank offers its own FHA loan with its own extra rules. As a broker, I compare FHA options across several lenders. That matters most when your credit, a condo, or the property makes the first lender say no.
