Your Maricopa County mortgage, city by city

Most of the homes I finance are in Maricopa County. One county, many cities, and the city line can change your down payment help, your taxes, and your HOA costs. I'm Paige Martinez (NMLS #214634), a Phoenix mortgage broker, and I'll show you what changes for the address you're looking at.

One county. A lot of city lines.

Phoenix, Scottsdale, Mesa, Chandler, Gilbert, Tempe, Glendale, Peoria, Surprise, Goodyear, Avondale, Buckeye, and part of Queen Creek all sit in Maricopa County. They share a county assessor and the same loan limits. They don't share a city program, an HOA, or a tax bill.

If you already know your city, its page has the street-level detail. This page covers the county layer: taxes, insurance, HOA dues, loan limits, and which down payment programs reach which addresses.

Maricopa County at a glance

  • 2026 FHA loan limit: $557,750 for a one-unit home (same in Pinal County)
  • 2026 conforming loan limit (the cap for a standard conventional loan): $832,750 for a one-unit home
  • Countywide down payment help: Home in Five Advantage, plus the statewide HOME Plus program
  • City-only help: Phoenix Open Doors, for homes inside Phoenix city limits

Estimate your payment on the calculator with taxes, insurance, and HOA dues filled in. It's an estimate, not a quote. Then call me with the address. A city name alone isn't enough to price a loan.

Your property tax may not match the seller's bill

The tax on a listing is the seller's bill, not yours. A few things can make your number different:

  • How the home is classified. A home you live in and a rental can be taxed differently. Your loan and your tax classification both need to match how you'll really use the home.
  • New construction. The listing may only show the tax on the lot before the house was built.
  • The exact parcel. Two similar homes in different cities, or even different neighborhoods, can carry different tax rates.

I'll estimate your taxes from the Maricopa County assessor before you write an offer. Taxes and insurance are usually collected with your mortgage payment in an escrow account, and that account gets reviewed once a year. If your tax bill rises, your payment can too. We'll plan for that up front so it doesn't catch you off guard.

Insurance and HOA dues belong in your payment from day one

Insurance is a quote, not an average. The age of the roof, past claims, a pool, and the neighborhood all change the price. An older foam roof in central Phoenix and a newer tile roof in Gilbert are different conversations. I'm not an insurance agent. Your payment isn't real until the quote is in it.

HOA dues count. The lender includes them when it looks at your payment, and so do I, before you write. A quote that leaves out HOA dues isn't cheaper. It's incomplete.

Condos and townhomes need a project review. The complex has to meet the lender's rules, separate from your own approval. Send me the HOA name early.

Which down payment programs reach which addresses

These three programs get mixed up all the time. Here's the short version:

A Glendale or Mesa home that feels close to Phoenix is still outside Phoenix city limits, so Open Doors doesn't apply. Touring homes in Phoenix and Avondale on the same weekend? Tell me. We'll plan an Open Doors path for the Phoenix addresses and a different path for the rest.

Each program has its own income limits, credit rules, and homebuyer education, and funding changes. I check what's open, then compare the loan with assistance against the same loan without it. Sometimes the help is worth it. Sometimes a plain conventional or FHA loan costs less. You choose with real numbers. down payment assistance

Loan limits: when a loan becomes jumbo

For 2026, the conforming loan limit for a one-unit home is $832,750 across Maricopa County, and across all of Arizona. A loan above that amount is called a jumbo loan. Jumbo is about the loan amount, not the neighborhood. Homes in Scottsdale and north Phoenix cross that line more often than homes in Mesa. jumbo loans

The 2026 FHA limit for a one-unit home in Maricopa County is $557,750. Above that, we look at conventional or jumbo instead.

FHA or conventional is still the most common comparison I run in the county: mortgage insurance, credit, condos, and cash to close. I run both when both are in play. FHA loans conventional

What I see across the Valley

  • East Valley (Mesa, Chandler, Gilbert): first-time buyers, family gift funds, HOA communities, and offers that need a pre-approval before Saturday.
  • West Valley (Goodyear, Surprise, Buckeye): new construction, builder incentives, and rate locks timed to the build.
  • North Phoenix and Scottsdale: jumbo loans, second homes, and condo reviews.
  • Glendale near Luke Air Force Base: VA buyers. If you served, start on For Veterans. For Veterans

A lower price farther out can come with a longer commute. I'll run your full housing payment. You weigh the drive. Shopping new construction? Read the new construction page before your design center visit. new construction

Find your city

My office is on Shea in Phoenix, and I work with buyers across the county by phone, text, and video.

  • Phoenix: Open Doors inside city limits, and every kind of loan
  • Scottsdale: jumbo loans, condos, and second homes
  • Mesa: older homes, FHA, and first-time buyers
  • Chandler: tech-corridor income and the move-up
  • Gilbert: move-ups, new builds, and builder offers
  • Tempe: condos, townhomes, and renters becoming owners
  • Glendale: VA buyers and older neighborhoods
  • Peoria: northwest Valley HOA communities
  • Surprise: planned communities and 55+ living
  • Goodyear: Estrella, Palm Valley, and commute math
  • Avondale: first homes and West Valley resale
  • Buckeye: new builds and builder timelines
  • Queen Creek: check the county first (see below)

Queen Creek sits partly in Maricopa County and partly in Pinal County. The county on the parcel decides which programs apply, so send it with the listing.

The City of Maricopa is in Pinal County, not Maricopa County. Home in Five Advantage doesn't reach it. HOME Plus and Arizona Is Home, a state program for homes outside Maricopa and Pima counties, may. Pinal County's 2026 FHA limit matches Maricopa's at $557,750.

Tucson, Prescott, and Flagstaff are in other counties with their own pages. where I serve

Maricopa County mortgage questions

Will my Maricopa County property tax match the seller's bill?
Not always. The listing shows the seller's bill. How the home is classified, new construction, and the parcel's tax rate can make yours different. I estimate your taxes from the Maricopa County assessor before you write an offer.
Can I use Phoenix Open Doors anywhere in Maricopa County?
No. Open Doors only covers homes inside Phoenix city limits. Home in Five Advantage works across Maricopa County, and HOME Plus works statewide. I check what's open and whether your address and income fit.
What are the 2026 loan limits in Maricopa County?
For a one-unit home, the 2026 FHA limit is $557,750 and the conforming limit is $832,750. A conventional loan above $832,750 is a jumbo loan.
Is the City of Maricopa in Maricopa County?
No. The City of Maricopa is in Pinal County. Maricopa County programs like Home in Five Advantage don't apply there, but statewide programs may. Pinal's 2026 FHA limit is the same as Maricopa County's, $557,750.
Is Queen Creek in Maricopa County?
Partly. Queen Creek crosses the line between Maricopa and Pinal counties. Programs and taxes follow the county on the parcel, so send it with the listing.
