A Prescott mortgage broker who asks about the well first

Prescott is one of the Arizona markets I work most outside the Valley. I'm Paige Martinez (NMLS #214634), a mortgage broker and Arizona-licensed loan originator based in Phoenix. I shop lenders for Prescott buyers, with local Yavapai County appraisers and title, and I sort out the questions that change a mountain-town loan: water, insurance, and how you'll use the home.

Pine trees, wells, and a different set of questions

A Prescott home can look like a Valley home in the listing photos. The loan questions are different. Is the water from the city or a well? Is the lot wooded? Will you live there full time, or just escape the Phoenix summer? Those answers shape the loan before we talk about your income, so I ask them first.

Wells, septic, and insurance in the pines

Water. City water, a private well, a shared well, and hauled water are four different conversations. A home on a well can be a perfectly good loan. It adds a well test, some time, and the need for a lender who's comfortable with it. I schedule the test early so it doesn't hold up closing.

Septic, propane, and outbuildings. Tell me what's on the property besides the house. The lender that's great for a Valley tract home may be the wrong fit for a Prescott home on septic. I'll match you with one that fits.

Insurance. Wooded lots, older roofs, and wildfire risk can change both the price and whether a carrier will write the policy. I'm not an insurance agent, but your payment isn't real until the quote is in it. Get a Prescott quote before you write an offer.

HOA and hillside rules. Some communities require brush clearing or have wildfire rules in their documents. Send them early. I'd rather spot a requirement in the rules than find it as a surprise lender requirement later.

Full-time home, summer home, or rental?

Many Prescott buyers live in the Valley and want a cooler place for the summer. That's a great plan, and it's a different loan than a full-time home. How you'll use the home has to be true on the loan:

  • Primary residence: you'll live there as your main home.
  • Second home: you'll use it yourself for part of the year. It isn't a rental.
  • Investment property: you plan to rent it out. That changes the down payment and the loan options. A DSCR loan, which looks at the rent instead of your income, is sometimes the fit. DSCR loans

Already own a home in the Valley? Your current mortgage counts in the math too. Bring your latest statement, and I'll show you how both payments fit together.

Down payment help and timing in Yavapai County

Phoenix Open Doors and Home in Five Advantage stop at the Maricopa County line. In Prescott, two state programs from the Arizona Industrial Development Authority can apply:

  • HOME Plus works statewide.
  • Arizona Is Home is for homes outside Maricopa and Pima counties, which includes most of Yavapai County. The assistance is repaid when you sell or refinance, so it works differently from a forgivable program.

Income limits, amounts, and funding change. I check what's open and compare each program against the same loan without assistance, so you can choose with real numbers. down payment assistance

Timing: delays in Prescott rarely come from distance. They come from a well test, a septic inspection, an insurance quote, or a slow HOA. I'll tell you which one we're waiting on.

Property taxes: the listing shows the seller's bill. I'll estimate yours from the Yavapai County assessor before you write.

Also looking at Prescott Valley, Chino Valley, or Flagstaff?

Prescott Valley and Chino Valley are separate towns from Prescott, so tell me the exact town on the listing. Program rules can follow the town, not just the county.

Comparing Prescott with Flagstaff? Both bring wells, second homes, and insurance questions, but they sit in different counties with different FHA limits. Flagstaff

Prescott mortgage questions

Can a Phoenix mortgage broker close a Prescott home loan?
Yes. Paige Martinez (NMLS #214634) is licensed statewide in Arizona and works from her office in Phoenix. Prescott is one of her regular markets. She closes Prescott loans by phone, text, and video, with Yavapai County appraisers, inspectors, and title companies.
Can I get a mortgage on a Prescott home with a well?
Yes, many lenders finance homes on wells. A well adds a water test, some time, and lender rules that vary. Tell me in our first call so I can match you with a lender that's comfortable with the property.
Can I call a Prescott home my primary residence if I live in Phoenix most of the year?
No. How you'll use the home has to be accurate on the loan. If you'll use it part of the year, it's a second home. If you'll rent it, it's an investment property. I'll show you the options for each.
What is the 2026 FHA loan limit in Yavapai County?
$541,287 for a one-unit home. If your price is above that, we'll look at conventional or jumbo financing.
Can I use Phoenix down payment help on a Prescott house?
No. Phoenix Open Doors only covers Phoenix, and Home in Five Advantage only covers Maricopa County. HOME Plus (statewide) and Arizona Is Home (outside Maricopa and Pima counties) may be options. I check what's open and whether your address and income fit.
