Packed boxes in a driveway for a household relocating to Arizona

Who I Help · Moving to Arizona

Moving to Arizona? Get your mortgage lined up before the moving truck.

You have a job start date, a school year, or a lease ending, and you need to buy a home in a state you may barely know yet. I work with relocating buyers by phone, text, and video from my Phoenix office, so you can make an offer with confidence before you ever unpack.

Start with your move-in date

Moving is stressful enough. Buying a home from a thousand miles away, on a deadline, with a lender you've never met, can feel like a lot.

We start with your timing. Most loans for a home you'll live in expect you to move in within a set time after closing. Tell me the real dates: the job start, the school year, the lease end. Some lenders allow a longer move-in window than others, and I'll find one that fits.

If you won't live in the home most of the year, it may be a second home or an investment. Those loans have different down payment and savings rules, so we pick the right one up front. Splitting your year between Arizona and another state? Tell me how many months you'll be here.

Military move? If you're being stationed here, start on Veterans and bring your Certificate of Eligibility. veterans

Working together from out of state

You don't need to fly in for our first conversation. We work by phone, text, and video, and you upload documents through my secure portal. You'll send the same documents a local buyer does: pay stubs or tax returns, bank statements, photo ID, and a gift letter if someone is helping. The Pre-Approval Checklist has the full list. pre-approval checklist

I'm licensed in Arizona only. If you're selling or buying a home in another state, you'll need a loan officer licensed there for that loan. I'll handle the Arizona home.

Selling a home in another state

Many relocating buyers use equity from a sale in California, Colorado, Texas, or the Midwest for their Arizona down payment. Until that sale closes, the money isn't in your account yet, and lenders plan around that. An Arizona offer that depends on your sale can work, though some sellers pass on it. Move-Up walks through the timing, even when your first home is out of state. move-up

New job? Some loan programs can use a signed job offer with a start date, under specific conditions. Bring the written offer letter. Moving your own business? Your tax returns still tell the income story. self-employed

About property taxes: Arizona property taxes may work differently than what you're used to. The tax on a listing is the seller's bill, and yours can be different after you buy. I'll estimate it before you write an offer.

Tell me both closing dates, the one you're leaving and the one in Arizona, so your cash to close lines up.

What still happens in Arizona

Much of the process happens online, but a few steps happen at the home itself. The appraisal and some signing still happen here, and the home needs insurance in place. Condos need a lender review of the community. Builder homes come with their own timeline. new construction

Insurance and utilities can change your budget, especially on older homes. So I don't call principal and interest (the loan itself) "the payment." Run an estimate on the Mortgage Calculator calculator, then call me with the monthly number that still works while you're juggling two households.

Your plan: 1. Tell me your move date and your goal. 2. I build your pre-approval and options before you fly in to tour. 3. We close on time.

Picture it: you land in Phoenix, the moving truck pulls up, and you have the keys to a home you chose with confidence. You've also got someone local you can call for life.

Questions people ask when the job is in Arizona and the furniture isn't yet

Can you help with my loan if I still live in another state?
Yes, as long as the home is in Arizona. We work by phone, text, and video from my Phoenix office. I'm licensed in Arizona only, so a home in another state needs a loan officer licensed there.
How soon do I have to move in after closing?
It depends on the lender and the loan program. Most loans for a home you'll live in expect you to move in within a set time after closing. Tell me your job start date, lease end, and school year. If you can't move in soon enough, we choose a second home or investment loan instead.
Can I use the sale of my current home for the Arizona down payment?
Often, yes. Once your sale closes, the proceeds can go toward your Arizona purchase. Until then, that equity isn't cash in your account, so we plan your offer around a real closing date.
Do I have to come to the Phoenix office?
No. You never have to come in. Phone, text, and video cover everything we need. The appraisal and some signing happen at the Arizona home. If you'd like to sit down, my office is at 3420 E. Shea Blvd, Suite 200, Phoenix, AZ 85028.
What documents should I send before I visit Arizona?
Photo ID, pay stubs or tax returns, bank statements, and your job offer letter if your job is changing. Add a gift letter if someone is helping with the down payment. The Pre-Approval Checklist has the full list.
Who can help me buy a home in Arizona before I move?
Paige Martinez (NMLS #214634), a mortgage broker in Phoenix, works with relocating buyers from anywhere by phone and video. She shops a panel of 20+ lenders and stays with you from your first call to closing day.
