Your Phoenix mortgage broker, right here on Shea
From North Phoenix to Arcadia, every neighborhood comes with its own surprises. I'm Paige Martinez, and I shop lenders for Phoenix buyers and homeowners from my office in the 85028. You get local knowledge and one person from the first call to closing day.
One city. A lot of different loans.
North Phoenix, Arcadia, central Phoenix, and the Camelback corridor share a city name and not much else. A payment that works on a North Phoenix tract home might not work on an Arcadia ranch or a Biltmore condo. The HOA, the age of the home, and the price all change the loan.
That's why I start with the listing, not a zip code. Send it to me and I'll tell you which loan fits that house.
Arizona home loans · Buy a home
Phoenix is my home market. Conventional, FHA, VA, jumbo, and self-employed loans all show up inside city limits, often on the same street.
Before you tour, estimate your payment on the calculator with taxes, insurance, and HOA included. Then tell me the monthly number that still lets you enjoy your life. The biggest approval isn't the goal. A payment you're comfortable with is.
Phoenix sellers still notice who can close. A documented pre-approval gives your offer weight. Let's talk before your Saturday showings so your letter is ready when you find the one.
A real office. A real person who answers.
My office is at 3420 E. Shea Blvd, Suite 200, in North Phoenix. You're welcome to meet me there. Plenty of my clients never set foot in the lobby, though. They work across town, tour at night, or prefer a video call. Either way works.
What matters most isn't the office. It's that when you call (602) 448-4470, I answer. If a seller asks for a shorter escrow at 7 p.m., you won't be leaving a voicemail with a team in another time zone. My office line and my text line are the same number.
Already have a quote from a bank? Bring it. A second opinion is often faster than starting over. If their offer is the better deal, I'll tell you to keep it.
Phoenix Open Doors down payment help
Open Doors is the City of Phoenix's down payment assistance program. It can help with up to 10% of the purchase price for eligible buyers earning up to 80% of the area median income. It's a 0% deferred loan that can be forgiven over time if you stay in the home.
A few things to know:
Phoenix only. The home has to be inside Phoenix city limits. A house that feels like Phoenix can still sit in Scottsdale, Paradise Valley, or an unincorporated pocket.
Education first. You'll complete a homebuyer education class and one-on-one housing counseling before you close.
Limits apply. Income limits, price caps, and funding change. I check whether the program is open and what the current numbers are before we plan around it.
It's not the only option. Open Doors, Home in Five, and HOME Plus are three different programs that often get mixed up. I keep them straight for you.
Assistance isn't always the cheapest path. I compare the loan with Open Doors against the same loan without it, so you can choose with real numbers. Shopping Phoenix and Mesa at the same time? Tell me, and we'll plan a path for each city.

What I watch for in each Phoenix neighborhood
North Phoenix (north of Northern and Bell, out toward Cave Creek Road and Tatum): production homes, hillside streets near North Mountain, and HOA communities. I read the HOA budget and watch for litigation. Appraisals here lean on recent sales nearby, so I keep an eye on value from the start.
Arcadia: citrus lots, ranch homes, guest houses, and additions. Older plumbing, irrigation, and unpermitted casitas show up often. FHA and conventional both lend in Arcadia, but they treat an unpermitted addition differently. Tell me what the listing includes before we pick a program.
Camelback corridor and Biltmore area: patio homes, condos, and homes that can cross the conforming loan limit without warning. If the price is heading toward jumbo territory, let's talk before you write. jumbo loans
Central Phoenix and downtown
Central Phoenix mixes 1920s bungalows with brand-new townhomes on the same block. Additions and parking are where questions come up. Buying it as a rental? That's a different loan, and sometimes a DSCR loan is the better fit. DSCR loans
Downtown condos and lofts need a building review. Some buildings meet conventional or FHA rules and some don't. I check the building before you pay for an inspection.
A few Phoenix details I'll help you sort out early:
Property taxes: the tax on the listing is the seller's bill. I'll estimate yours before you write.
HOA fees and special assessments: I review them up front so your payment holds.
Solar leases: send the solar paperwork early. A solar lease can hold up a closing faster than a credit score.
Your Phoenix offer, ready to win
A strong Phoenix offer needs three things: a payment you're comfortable with in July, cash to close that's already in your account, and a timeline that holds through the appraisal and HOA documents. I walk you through all three before you write.
Protect your loan while you shop. Text me before you open new credit, move a large deposit, change jobs, or wire money. These four things derail more closings than rates do. Gifts from family are fine with the right paperwork.
When you're ready, start your application, or call me first and we'll talk it through.
