An Avondale, AZ mortgage broker for first homes and resale

Avondale sits between Phoenix and Goodyear, and many of my clients here are buying their first home. I'm Paige Martinez (NMLS #214634), a Phoenix mortgage broker and loan originator licensed across Arizona. I compare FHA and conventional on the actual house you want, so you pick the loan that costs you less.

Most Avondale purchases are resale. The house shapes the loan.

The calls I get from Avondale are mostly resale homes: older neighborhoods, HOA communities from the 1990s and 2000s, and first-time buyers who can finally make the payment work. That's a great place to start. It also means the age and condition of the home matter as much as your credit.

Send me the listing, including the remarks. I'll tell you which loan fits that house before you fall for it.

My office is on Shea Blvd in Phoenix, and most Avondale clients start with a phone or video call. Appraisers and title companies are local to the West Valley. Your questions come to me.

Down payment help, and where the Phoenix line falls: Avondale sits right next to west Phoenix, and the city line matters. Phoenix Open Doors only covers homes inside Phoenix city limits, so it doesn't apply in Avondale. Home in Five Advantage (Maricopa County) and HOME Plus (statewide) can. Touring homes in west Phoenix too? Tell me. We can plan an Open Doors path for the Phoenix addresses and a different path for Avondale, so every offer uses the right program. down payment assistance

FHA or conventional? On an Avondale resale, it's a real comparison.

When cash to close is tight, both programs belong on the table:

  • FHA allows as little as 3.5% down with a credit score of 580 or higher. Its credit guidelines can be more flexible. It also looks harder at the home's condition, and it comes with mortgage insurance (MIP).
  • Conventional can start at 3% down for some first-time buyers. It usually looks less at condition and is pickier on credit. Its mortgage insurance can come off later.

I run both on your numbers. FHA isn't "the West Valley loan," and conventional isn't automatically better. conventional

The house matters. A worn roof, a missing handrail, or peeling paint on the eaves can hold up an FHA appraisal. Sometimes the seller fixes it. Sometimes conventional is the easier path. I'll read the listing remarks with you before you pay for an inspection, so you're not surprised by something an FHA appraiser would flag anyway.

Family helping with the down payment? That's welcome on both programs. A gift needs a signed gift letter and a clear paper trail. Tell me at pre-approval, not the week of closing, and I'll walk you through it.

Older streets and HOA communities appraise differently

An appraiser values your home by comparing it to recent nearby sales. An older Avondale street and a newer HOA community a mile away don't compare well. A one-of-a-kind home can take longer to appraise. In a busy HOA community, the bigger risk is an appraisal that comes in below your offer.

A few more details to sort out early:

  • HOA documents. Send the community name so we can request them on time.
  • Solar. Owned or leased, send the paperwork early.
  • Pools. They can change your insurance quote, so get it early.
  • Rental plans. Buying to rent it out is a different loan. Sometimes a DSCR loan, which looks at the rent instead of your income, fits better. DSCR loans
  • Property taxes. The listing shows the seller's bill. I'll estimate yours before you write.

A strong Avondale offer

People choose Avondale for the middle ground: closer to Phoenix jobs than the far West Valley, often at a lower price than central Phoenix. I'll put your full housing payment next to the listing. You weigh the drive and the repairs.

Avondale sellers still notice who can close. A documented pre-approval, where I've reviewed your income, assets, and credit, gives your offer weight. A screenshot of an online calculator doesn't. Let's talk before your Saturday showings so your letter is ready when you find the one.

Avondale mortgage questions

Is FHA the usual loan in Avondale?
FHA is common in Avondale, but it isn't the default. Many buyers here put less than 20% down, so FHA and conventional are both worth comparing. Conventional often wins when credit and the home's condition are strong. I run both on your numbers.
Can I use Phoenix Open Doors in Avondale?
No. Open Doors only covers homes inside Phoenix city limits, and Avondale is its own city. Home in Five Advantage (Maricopa County) and HOME Plus (statewide) may be options. I check what's open and whether your address and income fit.
Will an older Avondale roof pass an FHA appraisal?
Sometimes. FHA looks at the roof's remaining life and at basic safety. An older roof can pass, may need a roofer's certification, or may need repairs first. I'll flag listing remarks that look like a problem before you make an offer.
Do you have a West Valley office?
No. I'm Paige Martinez (NMLS #214634), a mortgage broker and licensed loan originator with an office at 3420 E. Shea Blvd, Suite 200, in Phoenix. Avondale clients work with me by phone, text, and video, with local appraisers and title companies.
