Who I Help · Luxury and Jumbo Buyers
Financing for luxury home buyers in Scottsdale and beyond
You've found a home at a higher price point, and you expect the financing to be handled with the same care. Larger loans come with stricter rules on savings, appraisals, and how you'll use the home. I plan for those up front, so your offer is strong and your closing stays on track.
When a loan becomes jumbo
A larger purchase should feel exciting, not uncertain. But many buyers at this level are surprised when the lender asks for more documents, more savings, and more time than they expected.
Here's the line that matters. In 2026, the conforming loan limit for a one-unit home is $832,750 in every Arizona county. If your loan amount is above that, it's a jumbo loan. It's about the loan amount, not the zip code. A North Phoenix home can need jumbo financing, and a Scottsdale home can stay conventional. conventional
Scottsdale, Paradise Valley, and parts of North Phoenix often cross that line because prices do. Tell me how you'll use the home: live there full time, use it seasonally, or rent it. Each one points to a different group of lenders. Program details are on Jumbo Loans. jumbo
There's no single jumbo rulebook. Credit score minimums, down payment, savings requirements, and how self-employed income is counted all vary by lender. That's where shopping a lender panel pays off. Self-employed? Your tax returns still lead the story. self-employed
Savings after closing, called reserves
Jumbo lenders often want to see money left over after closing, measured in months of your new housing payment. These are called reserves. How many months depends on the lender, the loan size, your credit, and how you'll use the home.
I ask for asset statements early because this is where surprises happen. Retirement accounts, brokerage accounts, and checking can each be counted differently.
Gifts and transfers: gift rules can be tighter on jumbo loans, and large deposits need a paper trail. Moving money between businesses you own? Tell me before it moves.
Stay conventional or go jumbo? A larger down payment can sometimes keep your loan at or under $832,750. If that would drain the savings a lender wants to see anyway, I run both side by side. Start with the Pre-Approval Checklist plus your asset statements. pre-approval checklist
Appraisals on custom and luxury homes
Custom desert homes, hillside lots, horse properties, and homes with guest casitas don't always have easy comparable sales nearby. Jumbo appraisals can take longer and sometimes come in below the contract price. Some lenders want a second appraisal. If your offer is aggressive on price, we talk through appraisal risk before you waive any protections.
Recent remodel? Tell me if any work was done without permits. Condos and townhomes in Old Town or along the canal can be jumbo-sized and still need to pass a lender's review of the community, so send the HOA documents early.
If a conventional loan covers your amount, jumbo just adds cost and review. We use it when the loan amount calls for it.
Second homes and the payment you'll keep
A jumbo loan on a second home usually has stricter down payment, pricing, and savings rules than one on your main home. If you plan to rent it out, say so, and we'll look at the right loan from the start. investors
Property taxes, insurance, and HOA dues in higher-value neighborhoods can move your payment more than you'd expect. The tax on a listing is the seller's bill. Yours can be different after you buy, and I'll estimate it before you write. For a quick estimate, try the Mortgage Calculator. calculator
Relocating to the Scottsdale area? Your move-in timing matters too. relocating to Arizona Already have a jumbo pre-approval? Bring it for a second opinion. If it's the better deal, keep it. second opinion
Your plan: 1. Send the address or price range, how you'll use the home, and a picture of your income and savings. 2. I shop my lender panel and show your options side by side. 3. We close on time.
Picture it: your offer is accepted, the appraisal holds, and closing day is calm. You get the same personal attention a first-time buyer gets, from the first call to the keys.
