A Flagstaff mortgage broker who plans for snow season

In Flagstaff, the weather, the insurance, and how you'll use the home can shape the loan as much as your credit. I'm Paige Martinez (NMLS #214634), a mortgage broker and Arizona-licensed loan originator based in Phoenix. I shop lenders for Flagstaff buyers, work with Coconino County appraisers and title, and build a timeline that holds up in January.

Flagstaff isn't a Valley suburb with snow.

Flagstaff sits at high elevation in Coconino County, with real winters, wooded lots, and a shorter building season. Some buyers are moving there full time. Some want a cool-weather second home. Some are parents near Northern Arizona University. Each is a different loan.

Three questions come first: Will you live there? What will insurance cost? Can the appraiser reach the house in February?

My office is on Shea Blvd in Phoenix, and Flagstaff clients start with a phone or video call. The appraiser, inspector, and title company are local. Your questions come to me.

Flagstaff at a glance

  • County: Coconino
  • 2026 FHA loan limit, Coconino County: $609,500 for a one-unit home, higher than the $557,750 limit in Maricopa County
  • 2026 conforming loan limit (the cap for a standard conventional loan): $832,750 for a one-unit home
  • Statewide down payment help: HOME Plus and Arizona Is Home
  • Phoenix-area programs that don't apply here: Phoenix Open Doors and Home in Five Advantage

Estimate your payment on the calculator, then swap in a real Flagstaff insurance quote. It's an estimate, not a quote.

Snow, insurance, and homes in the trees

Insurance first. Snow load, wooded lots, wildfire risk, older roofs, and past claims all change the price, and sometimes whether a carrier will write the policy at all. I'm not an insurance agent, but your monthly payment isn't complete until the quote is in it.

Winter access. The appraiser and the inspector both have to reach the house. If the road is seasonal, unplowed, or a forest road, tell me in our first call. Some lenders are comfortable with cabins. I'll match you with one that is.

Wells, septic, propane, and wood stoves. Tell me the home's systems. A conventional loan can work well here. It just needs the right lender and a little more time.

Unique homes and hillside lots. Custom homes and unusual lots may not have many similar recent sales nearby, so the appraisal can take longer or come in below the price. If your offer is competitive, we'll plan for that with your agent.

Condos and townhomes in town. The building or complex has to meet the lender's project rules, separate from your own approval. Some Flagstaff complexes work for conventional or FHA. Some don't. Send me the address before you pay for an inspection.

Full-time home, second home, or rental?

How you'll use the home has to be true on the loan, and it changes your down payment and options.

  • Primary residence: you'll live there as your main home.
  • Second home: you'll use it yourself for part of the year, like a summer escape from the Valley. It isn't a rental.
  • Investment property: you plan to rent it out, short term or long term. A DSCR loan, which looks at the rent instead of your income, is sometimes the right fit. DSCR loans

Already own a home in the Valley? Your current mortgage counts in the math. Bring your latest statement and I'll show you how both payments fit.

Buying near NAU for a student? That's usually a second home or an investment property, not your primary residence. Tell me the plan up front and we'll pick the right loan.

Veterans: a VA loan is for a home you'll live in. A cabin you visit a few times a year isn't a fit for VA. If Flagstaff will be your home, VA can mean no down payment for eligible borrowers with full entitlement and no monthly mortgage insurance. For Veterans

Closing in winter? Plan for it.

A very short contract-to-closing window in January on a wooded lot is a lot to ask. Weather can slow appraisals, inspections, and title work. I build cushion into your timeline from the start, and I'll tell you early if a seller's dates look too tight.

When there's a delay in Flagstaff, it's rarely about distance. It's weather, a well or septic report, an insurance quote, or a one-of-a-kind appraisal. I'll tell you which one we're dealing with.

Down payment help: Phoenix Open Doors and Home in Five Advantage don't reach Coconino County. Two state programs from the Arizona Industrial Development Authority can: HOME Plus, which works statewide, and Arizona Is Home, which is for homes outside Maricopa and Pima counties and is repaid when you sell or refinance. I check what's open and compare each one against the same loan without help. down payment assistance

Property taxes: the listing shows the seller's bill. I'll estimate yours from the Coconino County assessor before you write.

Comparing Flagstaff with Prescott?

Both bring wells, second homes, and insurance questions. They sit in different counties with different FHA limits, and Flagstaff's winters put more weight on the calendar. Prescott

Flagstaff mortgage questions

Can a Phoenix mortgage broker close a Flagstaff home loan?
Yes. Paige Martinez (NMLS #214634) is licensed statewide in Arizona and works from her office in Phoenix. She closes Flagstaff loans by phone, text, and video, with Coconino County appraisers, inspectors, and title companies.
What is the 2026 FHA loan limit in Coconino County?
$609,500 for a one-unit home. That's higher than the $557,750 limit in Maricopa and Pinal counties, which helps at Flagstaff price points.
Is homeowners insurance in Flagstaff the same as in Phoenix?
No. Snow load, wooded lots, wildfire risk, older roofs, and claim history can all change your quote. Get a Flagstaff quote before you write an offer so your payment is accurate.
Can I use a VA loan on a Flagstaff cabin I visit a few times a year?
No. VA loans are for a home you'll live in. For a part-time cabin, we'd look at a second-home loan instead. If Flagstaff will be your main home, VA may be your strongest option.
Can I use Phoenix down payment help on a Flagstaff house?
No. Phoenix Open Doors only covers Phoenix, and Home in Five Advantage only covers Maricopa County. HOME Plus (statewide) and Arizona Is Home (outside Maricopa and Pima counties) may be options. I check what's open and whether your address and income fit.
