How Much House Can I Afford in Phoenix?
Start with the monthly payment you're comfortable with, not the biggest number a lender might approve. Type that payment in, include taxes, insurance, and HOA, and this estimate shows the purchase price it can support. It's an estimate, not a pre-approval.

Which of these sounds like you?
These calculators are estimates. They are not a rate quote, a loan approval, or an offer to lend. Program fees use public tables for 2026. Confirm the current official source. This is not a commitment to lend.
Your budget isn't the same as your maximum
A lender may approve you for more than you want to spend. That maximum is a ceiling, not a plan. The right number is the payment that still leaves room for groceries, savings, a summer electric bill, and the rest of your life.
In Phoenix, Mesa, and Chandler, taxes, insurance, and HOA dues can take a big share of your payment. So enter the monthly number you're comfortable with and let the estimate work backward to a price.
Make the estimate real with three swaps:
- Property taxes: the tax on a listing is the seller's bill, and yours may be different. Once you have an address, I'll estimate yours from the county assessor.
- Insurance: replace the example with a quote for that home and ZIP code.
- HOA: if the listing has dues, type them in.

What this estimate can't see
A calculator only knows what you type. It doesn't know your credit, whether the condo you love meets a lender's rules, a gift that's still sitting in a parent's account, or a new job that starts in 90 days. So type a payment you'd be comfortable with even in a tight month. Then we replace the guesses with your real documents.
Two homes at the same price can carry very different payments, so if you already have a listing in mind, use the payment estimate with that price instead.
Your situation may change the answer:
- Need help with the down payment? Assistance mostly changes your cash to close, not your monthly payment. Phoenix Open Doors, Home in Five, and HOME Plus are different programs with different service areas, and I'll compare each one against a loan without help. down payment help
- Served in the military? VA loans look at how much money you have left each month after bills, which can change the answer even when this estimate looks fine. For Veterans
- Self-employed? Your tax returns may show less income than your deposits do. self-employed loans
- Buying a rental? This isn't the right tool. Use the DSCR calculator.
Buying in Tucson or Flagstaff? Those homes need local tax and insurance numbers, not a Phoenix example. When your monthly number feels close, call or text and we'll turn it into a real plan.
