DSCR Calculator: Does the Rent Cover the Payment?

DSCR (debt service coverage ratio) is the monthly rent divided by the full housing payment: principal, interest, taxes, insurance, and HOA. A ratio of 1.00 means the rent exactly covers the payment. Above 1.00, the rent covers it with room to spare. Each lender sets its own minimum. It's an estimate, not an approval.

These calculators are estimates. They are not a rate quote, a loan approval, or an offer to lend. Program fees use public tables for 2026. Confirm the current official source. This is not a commitment to lend.

How to use the DSCR calculator

  • Enter the expected monthly rent. A listing that says "rents for $2,500" is a starting point. Lenders usually rely on a signed lease or the appraiser's rent estimate.
  • Enter the full housing payment. Include property taxes, insurance, and HOA dues, not just principal and interest.
  • Read the ratio. For example, $2,400 in rent against a $2,000 payment is a ratio of 1.20.

Leave out the HOA on a Gilbert townhome and the ratio looks better than a lender will see it.

Is this the right tool for you? DSCR loans are for investment properties. If you'll live in the home, other loans fit better. If it's a true rental anywhere in Arizona, you're in the right place.

What else a lender looks at

The ratio matters, and it isn't the whole picture. A DSCR loan still looks at:

  • Credit. Most lenders still check your credit. DSCR changes how income is counted. It doesn't skip the credit check.
  • Reserves. Savings left over after closing that show you can cover the payment if the unit sits empty for a while.
  • The property. A condo complex or an unusual property can fall outside a lender's rules even when the rent covers the payment.
  • How the unit is rented. A busy summer weekend rate on a vacation rental isn't the same as steady income from a year-long lease.

The payment side has its own surprises. The seller's tax bill may not match yours, insurance on a rental can cost more than on a home you live in, and HOA dues add up. Skip those lines and a 1.20 ratio can turn into 0.90 once a lender reviews the loan.

DSCR calculator questions

What is a good DSCR ratio for a rental property?
There's no single answer, because each lender sets its own minimum. A ratio of 1.00 means the rent exactly covers the payment, and above 1.00 leaves room to spare. Some lenders accept less when other parts of the application are strong. A ratio alone isn't an approval, and I'll tell you what the lenders on my panel need for your property.
Can I use a Zillow rent estimate?
Use it as a rough first look, then replace it with a lease or the appraiser's rent estimate, which is what lenders usually rely on. If the unit is vacant, mention that on the first call.
Do I still need a credit score for a DSCR loan?
Yes, in most cases. Most DSCR lenders still check credit. What changes is how income is counted: the property's rent is used instead of your tax returns.
Is a DSCR loan the same as a bank statement loan?
No. A bank statement loan uses your business or personal deposits to show your income. A DSCR loan uses the property's rent compared with its payment. Depending on your goals, you may need one, the other, or neither.
Who can review my DSCR numbers in Arizona?
Paige Martinez (NMLS #214634), a Phoenix mortgage broker, reviews DSCR scenarios for investors buying rentals across Arizona. Call or text (602) 448-4470 with the address and expected rent, and she'll compare the options on her lender panel.
